Before and After wood floor restoration
Local West Chester Ohio Residential Wood Floor Restoration

This is the most enjoyable part for the homeowner, as you get to decide on your brand new flooring design color! After applying the stain, it will need time to cure (1-3 days depending on the type of stain). When it is cured, we use a polymer to seal it up so that the “like-new” floor is protected! Most of the time, this is a 5-day process depending on area size. You’ll be so happy with the results!

Why Have a Professional Restore The Wood Floors?

wood floor restoration

Pulling up an old nasty carpet to find hardwood floors underneath is like finding buried treasure. The 1970s through the 1990s had us installing huge amounts of carpet. We wanted something soft and absorbent. It wasn’t as much about style as it was about comfort. Going into the 2000s put an end to that fad and favored mainly hardwood floors.

When a house didn’t have hardwood, owners would and still lay down engineered wood flooring. Having a nice properly finished hardwood floor can raise the value of your home significantly. Before you rent that sander, a word of warning, refinishing hardwood floors is not a simple task. Messing it up can be so detrimental that you could end up having to replace the wood.

There are Hidden Costs in DIY

When the job is not obvious to do, you will be in and out of your local hardware store more than you visit the grocery. You will need to purchase proper tools and a hardwood floor refinishing kit that you may never use again, and that go to rust in the garage. You may need to pay for repairs for mistakes you might make along the way. The cost of hiring a professional for a wood floor restoration project might surprise you, as it often costs less than what most people expect.

Do You Have the Time to Repair The Wood Floors?

When it comes down to it, time is money. Spending the time doing this is a hidden cost all on its own. It can take weeks depending on the scale and if you have a full-time job even longer. Do you have the time to do the hardwood floor repair and to sand wooden floors? Then ask if that retail hardwood floor refinishing kit can do the job you are asking of it! Assuming you are not an experienced professional at this, the time researching and trying to do the hardwood floor repair right will be double what a professional will take.

The DIY Outcome Will Probably Be a Disappointment

wood floor cleaning

For renovating a home to live in or sell, you will want to get it right. Shoddy wood floor restoration jobs can be obvious, especially with flooring. Just focusing on the sanding portion alone, it usually takes about two years for a professional to perfect their skills.

We have seen so many botched jobs that cannot be quickly or easily fixed. If sanding is not done properly, it can cause poor stain penetration and be blotchy, peeling over a short amount of time. The worst outcome is when there are dips and chatter marks. This mistake proves permanent and can only be fixed by replacing the boards.

Most wood floor restoration products you will rent from your local hardware store do not hold a candle to what a professional will use. What the wood floor cleaning professional use will be a better quality machine, as being in the business has taught us to invest in the best and maintain it well. The capabilities for the wood floor rentals are far inferior as well.

Refinishing Wood Floors Is Not a “Fun” DIY

There are those of us who love to tackle a home improvement project themselves. It can give them experience, knowledge, and pride after the job is finished. If you are considering refinishing your hardwood floors, just know that it is one of the most difficult jobs to do right. It has been known to be even harder to do than installing hardwood flooring. It also causes a real big mess, as the sander you will rent probably will not have the capabilities to vacuum up the dust.

The Bottom Line Of Refinishing Hardwood Floors

We understand wanting to save money. Refinishing hardwood floors often comes off to homeowners as “just another cosmetic fix”. Do not underestimate this job, especially if it is your first time attempting it. The damage you can make will be irreversible and end up doing the opposite of saving you money. At Olmec Reflections in West Chester Ohio, we work with the homeowner.

We can help them make decisions that can save them money preemptively for the floor work, such as having them pull up carpet and staples and floor preparation. It is also free to get a wood floor restoration quote for work from Olmec Reflections. Contact us today! It might surprise you how affordable it can be!

Wood Floor Restoration FAQ

How long do you have to stay off wood floors after refinishing?

After we apply a polyurethane coat, we suggest staying off of your floors for a minimum of 24 hours. If you can manage 48 hours, that’s even better. For a few days, only walk on them with socked feet and keep pets off. If your finish is oil-based, wait four days to put furniture back in space. If your finish was water-based, two days should be enough.

What do I need to know before refinishing hardwood floors?

Since this is such a big project, there are a few things you will need to check off. Know your budget, your prep work, whether you would like us to do the prep work, stain color, as well as where to put furniture the week of.

Is it worth restoring hardwood floors?

If you find hardwood floors under your carpet, it is like finding buried treasure! Today, hardwood floors sell homes. They are still the go-to style for a classic look. If you are looking to raise the value of your home, restore the hardwood floors.

Can I stay in my house while the floors are refinished?

You can absolutely stay at home while the floors are being refinished, but try to avoid walking on them during the process and at least 24 hours after they are done. Note that it will be noisy while sanding is being done.

What will ruin hardwood floors?

There are a lot of factors when considering what can mess up your hardwood floors. We find the biggest mistakes people make are when they are trying to clean them. A lot of wax products get added and making your floors hazy over time and giving you buildup. Vinegar cleaners can strip the poly finish. Too much water saturation can damage the finish as well. Here is a helpful list of do’s and don’ts when caring for a hardwood floor. Other than cleaning correctly, protect your floors from scratches and marks. Use furniture leg pads and rugs. Avoid walking on them with high heels. Trim your pet’s nails. Be mindful when you are on them.

Can you refinish wood floors without moving all furniture?

Unfortunately, all furniture needs to be cleared from the room if you want the entire floor refinished. It must all be done at the same time for consistency in the floor’s look.

How do I prepare my house for hardwood refinishing?

– There will be some items you will need to check off before this job begins. If you have taken up an old carpet and would like to revitalize an existing wood floor, you will need to evaluate any damage. Check all areas for stains. If you have pet urine or anything like that, you might need up to a couple of weeks of treating the area to get the stain out.

– The room being worked on will need to be 100% empty. There will also need to be a bit of space outside of the room for equipment.

– Make sure you have very minimal humidity and keep the temperature at a lower setting. The optimal setting is 65 degrees Fahrenheit with a maximum of 35% humidity.

– We do put up plastic sheeting to lessen the mess outside of the room. Even when you have these up, be prepared for some of the dust to escape.

How much does it cost to refinish hardwood floors?

We have some variations in pricing depending on what you will need to be done. Please check out our pricing sheet! Note that we do absolutely free quotes for this service. You pay nothing to have us come out, measure, and assess your flooring.

Can you refinish the wood floors one room at a time?

This can be done, however, if a multitude of rooms have the same flooring and are connected, we suggest doing them all at once for consistency.

Do you remove the trim when refinishing hardwood floors?

We remove trim at no cost, but we do charge a fee for reinstallation. We can also buy new trim and shoe molding for you and have it stained or painted at an additional cost.
